The Quinta das Lavadeiras project is based on the desire to respect the existing buildings and the intention of trying not to disfigure the façades of the surrounding streets, which offer a broad panoramic view of Odivelas through their opening towards Calçada de Carriche.
The proposal follows the alignment of the street, which is emphasized through a retaining wall that helps to create a flat and elongated courtyard, effectively inviting the built fabric toward the direction of that "isolated opening", the watercourse of Vale da Ameixoeira.
The building comprises eight floors, each dedicated to a distinct function.
The first two floors are designated for parking, and are designed to be more solid and to allow for proper ventilation.
The third floor serves as an access and community space, and acts as a transition between the base and the rest of the building.
Floors four to seven include the residential units and their distribution galleries.
Lastly, the eighth floor accommodates additional community areas and provides the building's crowning element.
A commercial space is located on the ground floor, intended for small-scale dining. This space takes advantage of the views by incorporating a large public terrace, fostering social interaction and community life. At the center of the complex, an open staircase and an elevator core organize and manage spatial distribution on both sides.
In the residential units, the design aims to accommodate a variety of potential future uses of the typologies. As long as the kitchen and bathroom ducts are preserved, all other partitions can be removed, allowing for the desired flexibility of use.
Based on this principle, all apartments are organized around the kitchen and bathrooms. Fixed and vertically repeated elements are consolidated at the center of the building. The bedrooms extend across both façades. The central area, which combines the living room and kitchen, spans from front to back, benefiting from greater natural light and ventilation.
